income guidelines

Check the chart to see if you qualify for a Habitat Beaver County home. Your income can be from any source (employment, social security, public assistance, etc.) but it must be reliable and ongoing.

2025 Income Guidelines

Example: If there are four people in your household, there must be an annual income of at least $53,650 but no more than $85,850.


Additional Income Guidelines:  Habitat Beaver County requires a satisfactory credit history with a minimum credit score of 560. Your credit does not need to be perfect.

We also require a debt-to-income ratio of 43% or less. The debt-to-income ratio is calculated by comparing your recurring monthly debt payments and your projected mortgage payment against your monthly income. Recurring debt includes car payments, personal loans, student loans, and credit card payments.
The income guidelines above are taken from HUD's 2025 housing income guidelines for Beaver County, Pennsylvania. The guidelines are published annually and are subject to change.
